SURVEY RESULTS ARE IN: Your HOA Board of Directors is attempting to determine the feasibility of conducting a campaign to amend our Declaration of Covenants, Conditions & Restrictions (CC&Rs) to include a rental time restriction of 30 days or more specifically for properties in our community. The survey deadline was June 15th.

On the question of amending our documents to include a restriction of 30 days or more on all rentals and leases in the community, here are the results: We have 125 homeowners. Of those 125, 95 responded to the survey. Those in favor of a restriction of 30 days or more = 68, those opposed to a rental restriction = 27. Nonresponders = 30. According to the survey, of the 95 owners/investors who responded, 26 currently rent their dwellings at some time or all the time.  After consulting our legal counsel, we have been advised that if we amend our CC&Rs now rather than later, it will supersede the Arizona Revised Statute §33-1806.01 and therefore, impose a restriction on short-term rentals (rentals of less than 30 days).

The Board will decide at the September meeting whether we will go forward with an attempt to amend our documents. Please be aware that there are groups in our community who are strong supporters and groups who are strong opponents. You have been receiving mailouts from both groups. Please do your homework on this. The amendment WILL NOT keep homeowners from renting their properties. It will prevent owners who currently rent, many of whom are investors rather than primary residents, from using our community as a resort area for short term rentals that are less than 30 days and in some cases - overnight rentals.

Please watch the HOA Calendar for meetings such as the Landscape Committee and the Architectural Committee so that you can attend if you have actions that you want addressed. Attending those meetings give you, the homeowner, an opportunity to participate in the decision process by providing your input to your own situation. Click on the Calendar link in the "Latest News" column to find meetings times. Committee meetings are posted on the calendar and are open to the homeowners. The Board of Directors wants to encourage you to participate.

January - May and October and November...Third Thursday of each month from 5:30 pm - 7:00 pm at the Santa Fe 1 Clubhouse! This is something we are experimenting with to bring our residents together to get to know each other and to share new and unusual snacks. It's a BYOB. Bring your friends, and bring a favorite snack. Monthly Board Meetings are generally held on the 3rd Wednesday of each month. No meetings are generally scheduled for June, July and August nor December. All homeowners are encouraged to attend the board meetings. We appreciate your input!
